Buying Real Estate: Choosing a Home Type

When buying property in Australia for your own use, one of the biggest consideration is the housing type. While most real estate agents will highlight location and price as major decision-making factors, owner-occupied properties are really about the choices you make.

When determining this, you need to assess your current lifestyle and personal standards. You also need to know what plans you have in the future. Are you planning to have a family? How many children? Pets?  This should determine the number of bedrooms and bathrooms you need. Study the floorplan of the real estate property you are considering. Does it have the living area you want? Is the size of the kitchen appropriate for your needs? Will the number of cars you own fit in the available space in the garage or carport?

When it comes to choosing a property type, there are four basic types: a flat, an apartment, a townhouse or a house. A house is a freestanding property on unshared land, also called a single detached unit in other countries. A townhouse is a type of real estate property that is semi-detached. Apartments and flats stand on shared land.

With regards to style, there are six basic types. Victorian homes are those built between the 1840’s and the 1890s. For homes build from 1891 to 1913, these are known as Federation home. War period homes are those that follow the style from 1914 to 1945. Post-war style spans the period of 1946 to 1959. Finally, contemporary is from 1960 onwards.

One more thing to look for when choosing a property is its outstanding feature. Most houses in Australia have something that sets it apart from the rest of the available properties in the market. It could have a charming garden, a big fireplace or a well-planned kitchen.

There are also some properties that come from foreclosure sales or those that are fixer-uppers. Those that need to be renovated require a big decision as these housing types would need additional budget and your tender touch to be livable.

In the end, the choice of real estate type, style and property features boils down to what you want to make your home.
