Spring time is among the most popular time for putting your real estate property in the market. Sellers often highlight their well-manicured garden as a centerpiece to the beautiful property. Buyers, on the other hand, are more attracted to buy real estate that offers colours and seem more family-friendly.
If you intend to sell your property, this is the best time to do it. Make your property pop out among the many available property listings by adding curb appeal. After all, the façade of your home is the first thing buyers see and it’s the make or break deal to get them into your home.
So, the next time you come home from work or from a day outside, stop for a while and check out the exterior of the house you are selling. Here are some tips to increase your property’s appeal:
• If you have a fence, choose the friendly material. Barbed wires or cross-link fences don’t have that “come in” factor. It’s more like a sign asking people to stay out. The classic fence that every new homeowner dreams about is the white picket fence. A short dry stone wall is also a good option.
• Highlight your best exterior feature. Do you have plantation windows? Why not freshen them up with a coat of paint? Do you have shingles on your roof? Make sure they’re all there and not falling off the roof.
• Are there problematic areas in your exterior? Some homes have these, and while it is not necessary to completely hide it, maybe you can do something to minimize its overall effect on your home.
• Clean up the pathway to your door. You want to attract visitors into your home, so make sure the pathway serves as a call to action. Remove vegetation growing between the concrete, wash the deck, kill mold and mildew on the sidewalks or the driveway and remove unnecessary blocks that stop potential buyers from getting to your door.
• Make sure you have great lighting for evening curb appeal. Don’t leave your home in the dark. Add light fixture to the property for sale. Make sure the indoor lighting is also visible through the windows or the front door; this gives it that warm homey glow.
• Outdoor furniture is a nice touch. This says that your garden or lawn is functional, and not just decorative. It’s a place where a couple can spend quality time together or parents can play with their children.
• Finally, make the landscaping more attractive. Adding colorful flowers is always a good idea, but trimming is also needed. If you have a big tree blocking the best features of your home, then consider taking it out or at least balling it. Prune overhanging branches away from your windows and your roof.
When it comes to selling properties, curb appeal plays an important part by eliciting a strong emotional response form your potential buyer. This can make all the difference between closing the sale of your real estate property and having them look for other options.
