If you’re selling Australian real estate, you need to have some basic home repair skills to prepare your property for sale. Here are some examples of do-it-yourself activities for your home:
Drywall / plaster repair – whether your house is a waterfront property or in a dry area, you will most likely see little cracks and holes that you need to cover up before putting your house up for sale. For this skill, you need to learn how to use a rotozip, plaster, drywall screws and how to mud gaps and sand to finish.
Water pipe repair – Burst water pipes in the basement are an ugly sight for a real estate for sale. You need to turn on the water, and find the leaks. Once you’ve found them, cut the broken section of the pipe and replace it. There are some quick fixes available in the market, so go check them out at your local hardware store.
Clogged drains – This is probably the easiest home repair that you can do yourself. There are liquids available that you just need to pour down the drain to unclog it. If that does not do the trick, try a wire snake. Impenetrable drains may be a problem for older houses, if this is the case, you may need to replace the pipe.
Changing lighting - Check if your bulbs are not burnt out. If the bulbs work fine but the light still doesn’t work, try replacing the base which has the starter. Changing the lighting fixtures entail a bit more work, if you decide to do this, ensure you are following installation instructions properly and that no exposed wires remain.
Refinishing hardwood floors – This is known to increase the value of a real estate property. To prepare your home for sale, make sure that your floors are sparkling and spotless. You may need to rent a drum sander to get it to look new again. Once done with the sanding, sweep and damp mop. Let it dry, then apply a coat of polyurethane.
Painting a room – A fresh coat of paint can do wonders for your real estate’s look. Before you do any painting, make sure the surface is clean and smooth. Spackle any little cracks or holes and let it dry before you paint over it.
These tips should help you prepare before putting your property up for sale. You’ll find that most home repairs can be done easily with proper instructions and a bit of elbow grease.
