Marketing Your Property: Listing Must-Haves
When you make a listing of the home you’re selling, you are effectively trying to market to your potential buyers. In most cases, your real estate agent should be able to help you out with this one. However, it would be much better if you create the listing draft yourself. After all, no one knows your house and its selling points better than you do.
The following are the steps to create the proper real estate listing:
- Choose the appropriate category. Let the buyer know if you are selling or renting out your property. Indicate if it is residential or commercial, land or rural. You may also include the property type: flat, apartment, loft house, etc.
- Indicate the number of bedrooms and bathrooms. You may notice that some properties list a half bath. This is composed of just the wash area and the toilet bowl, but does not have a shower of a tub.
- Garage or parking spaces that come with the property or unit should also be included in your listing. Make sure you let the reader know how many cars can fit in the garage.
- Highlight any special features you may have. If your flooring is hardwood, that is generally valued higher than carpeted homes. Indicate also if the house if fully air-conditioned and if it has a heater.
- The price is the most important element of your listing. Most homebuyers or renters shop with a set price in mind. You may also indicate if it is still negotiable.
- The exact address should be included. This is for buyers who want to do an ocular or to drive by the property to look at it.
- You might also want to include your preferred viewing schedule. If you are currently residing in the home you are selling or if you have existing tenants, it is ideal to set the time for your buyers to be able to look inside the property.
- A map can do wonders. If the address is not enough to find the home you are selling, then maybe a street or location map would help them get to your property.
- Don’t forget to include pictures. A nicely angled photo with the proper lighting is the best way to go. It doesn’t have to be professionally taken, but it needs to be realistic.
- Finally, leave a way to contact you or your agent. If this property is for sale by owner, then it should be your direct number (you may also want to include the best time to call).
You can use this draft to post to property classified ads as well as to advertise in any online media. This gives your listing more exposure, which may result in a faster sale.
